Focused
on their strategic planning, Calian selected CTPG to work
with them to help answer 'can we stay or should we leave, and,
while we are at it, can we deal with some occupant complaints?'
We were able to determine that they would likely still fit well
into the future and resolve the complaints - but at what price?
With time to spare (they started early), we are testing their
long term needs into a few other buildings that their real estate
broker has found. Stay tuned!
Imagine
developing the performance requirements for a building from the
inside out. That is just what a US federal government department
did. CTPG, as part of a team, observed and interviewed 90 workers
in 3 different sites to determine the most functional standard
work modules for enclosed offices, open workstations, and conference
and meeting rooms. Acoustic privacy, collaboration, and security
were paramount. Final testing included analysis of calculating
the total space requirement using the new standards, for 5400
people, and comparing to current regulations for space allowances.
Responding
to community needs in Smiths Falls, a new Community
Health Centre is being built. CTPG was selected to document
the functional requirement to ensure that the Ministry's space
standards are met, to accommodate two different occupant groups,
and to confirm they have enough space for the future. At the same
time the client turned to CTPG to help write the RFP for architectural
services for the development of the building.
Keeping
tenants happy sometimes means being willing to consider moving
the landlord's offices. Using the current space that Brookfield
Properties had as a template, CTPG quickly developed a spreadsheet
to show how much space would be required, then developed fit test
layout options in the proposed location. Knowing they could fit,
CTPG was then asked to develop the options with more detail, including
a class 'D' cost estimate.
With
a new building to fill, Oxford Properties asked CTPG to
demonstrate to a potential new tenant how their organization could
fit, and take advantage of the sunlight, balconies and amenities.
Working with the organization, we developed a high-level space
equation, and options showing how much space they would need.
Oxford signed a new tenant - now that's success.
Designing
a space from California is not easy. To make it easier, the landlord
hired CTPG to develop the layouts and working drawings to get
Robert Half International moved as quickly as possible
into a bright new space. Keys to the success of this project were
keeping track of the details, integrating the tenant's corporate
standards, working at a distance and communicating with the landlord
during construction.
